A 101-room palace, six restaurants and ultra-luxurious branded residences: this is the project taking shape at the heart of boulevard Saint-Germain in Paris<\/strong>, inside a building steeped in history<\/a>. To bring this ambition to life, Qatar has spent more than \u20ac300 million<\/strong>, making the transaction one of the most significant deals in Parisian prestige real estate.<\/p>\n

An exceptional site between the Assembl\u00e9e nationale and the Mus\u00e9e d’Orsay<\/h2>\n

The \u00celot Saint-Germain is no ordinary asset. Nestled in the 7th arrondissement<\/strong>, between the Assembl\u00e9e nationale, the Mus\u00e9e d’Orsay<\/a> and Les Invalides, this ensemble of six historic buildings<\/strong> stretches between the boulevard Saint-Germain in Paris and the rue de l’Universit\u00e9. It spans nearly 28,000 sq m of floor space<\/strong>, including around 8,500 sq m of infrastructure.<\/p>\n

Its rarity explains the intense interest it generated when the French state launched its tender process. Around twenty investors were in the running, most of them pitching office conversion projects. It was ultimately Constellation Hotels, a fund owned by Qatar Holding and controlled by the sovereign wealth fund Qatar Investment Authority (QIA)<\/strong>, that won out with an ultra-premium hotel proposal<\/a>.<\/p>\n

The site will retain its monumental fa\u00e7ades<\/a> as well as the iconic clock tower<\/strong> that presides over the Carrefour Saint-Germain-Solf\u00e9rino. Far from being a constraint, this heritage requirement is a major asset for an establishment that will trade on history as much as on luxury.<\/p>\n

The Maybourne Saint-Germain, a palace expected to open in 2027<\/h2>\n

The future property will open under the name The Maybourne Saint-Germain<\/strong> in the second half of 2027. It will offer 101 rooms and suites<\/strong>, complemented by 23 branded residences<\/strong> aimed at an ultra-high-net-worth clientele. Six dining concepts will animate the space, among them a Japanese restaurant, a p\u00e2tisserie and a tea salon.<\/p>\n

Construction, which began in late 2020, is part of a broader redevelopment of the former military site. Other sections of the \u00celot Saint-Germain will house 254 residential units<\/strong>, a cr\u00e8che and a gymnasium, according to the mairie of the 7th arrondissement. The project therefore blends hotel ambition with public utility within a single perimeter.<\/p>\n

    Behind this acquisition lies a long-term investment logic. Through Constellation Hotels, Qatar already owns several landmark properties in France. The portfolio includes the InterContinental Paris Le Grand<\/strong>, the H\u00f4tel du Louvre, the Hyatt Regency Paris \u00c9toile, Le Martinez in Cannes and Le Palais de la M\u00e9diterran\u00e9e in Nice.<\/p>\n

    Having owned Maybourne since 2015, the group aims to triple its portfolio by 2035<\/strong>, reaching between 15 and 17 properties across the world’s leading luxury destinations. With The Maybourne Saint-Germain, the boulevard Saint-Germain in Paris becomes a central piece of that international strategy.<\/p>\n

    An investment that redefines the Parisian luxury landscape<\/h2>\n

    The transaction exceeds \u20ac300 million, according to CF News Immo. That figure places the deal among the most significant real estate acquisitions made on the boulevard Saint-Germain in Paris in recent years. The emirate, led by Emir Tamim bin Hamad Al Thani<\/strong>, is once again confirming its appetite for heritage assets in the world’s great capitals.<\/p>\n

    For lovers of architecture and gastronomy, the opening of this palace in 2027 represents the concrete transformation of a site long closed to the public.
