To bring this ambition to life, Qatar has spent more than €300 million, making the transaction one of the most significant deals in Parisian prestige real estate.
An exceptional site between the Assemblée nationale and the Musée d’Orsay
The Îlot Saint-Germain is no ordinary asset. Nestled in the 7th arrondissement, between the Assemblée nationale, the Musée d’Orsay and Les Invalides, this ensemble of six historic buildings stretches between the boulevard Saint-Germain in Paris and the rue de l’Université. It spans nearly 28,000 sq m of floor space, including around 8,500 sq m of infrastructure.
Its rarity explains the intense interest it generated when the French state launched its tender process. Around twenty investors were in the running, most of them pitching office conversion projects. It was ultimately Constellation Hotels, a fund owned by Qatar Holding and controlled by the sovereign wealth fund Qatar Investment Authority (QIA), that won out with an ultra-premium hotel proposal.
The site will retain its monumental façades as well as the iconic clock tower that presides over the Carrefour Saint-Germain-Solférino. Far from being a constraint, this heritage requirement is a major asset for an establishment that will trade on history as much as on luxury.
The Maybourne Saint-Germain, a palace expected to open in 2027
The future property will open under the name The Maybourne Saint-Germain in the second half of 2027. It will offer 101 rooms and suites, complemented by 23 branded residences aimed at an ultra-high-net-worth clientele. Six dining concepts will animate the space, among them a Japanese restaurant, a pâtisserie and a tea salon.
Construction, which began in late 2020, is part of a broader redevelopment of the former military site. Other sections of the Îlot Saint-Germain will house 254 residential units, a crèche and a gymnasium, according to the mairie of the 7th arrondissement. The project therefore blends hotel ambition with public utility within a single perimeter.
